Pinery Residences is one of the most accessible new launches for HDB upgraders in 2026. This guide walks through the practical sale-to-purchase pathway: timing, financing, ABSD remission, and CPF allocation.

The HDB upgrader pathway — 4 phases
Phase 1 — HDB sale preparation (Day 1 to Day 60)
- Assess current HDB sale price (current resale comparables)
- Obtain HDB Inland Revenue valuation if needed
- List HDB or engage agent for sale
Phase 2 — Pinery booking (during HDB sale process)
- Book Pinery unit at VVIP/showflat – 5% booking fee
- Sign S&P agreement within 21 days of booking
- Pay BSD within 14 days of S&P signing
- For 2nd-property buyer: ABSD 20% (SC2) is initially payable; can claim Married Couple Refund within 6 months of TOP/CSC IF married couple
Phase 3 — HDB sale completion (typically 3-6 months from listing)
- HDB sale completion – receive sale proceeds
- Apply for ABSD Married Couple Refund (married couples) – submit within 6 months of TOP/CSC of new property
- Note: for new launch with TOP in 4 years, refund window is from TOP onward
Phase 4 — Pinery financing + key collection (4 years after booking)
- Progressive payment schedule kicks in (5%/15%/40%/15%/15%/10% over construction phases)
- Final TOP key collection 2030
- If sold HDB before Pinery TOP, ABSD Married Couple Refund applies

What’s the ABSD Married Couple Refund?
Married SC couples buying their 2nd property can claim 100% ABSD remission if they sell their first property within 6 months of TOP/CSC of the new property. Documentation must be submitted within 6 months.
Can I time my HDB sale to avoid ABSD?
The Married Couple Refund window is from TOP/CSC of new property. Selling HDB during construction phase (before TOP) doesn’t avoid ABSD – you still pay it then claim refund post-TOP.
Should I buy Pinery before or after selling HDB?
Most upgraders buy first, then sell. ABSD is paid initially then refunded. Selling first means you have cash buffer but lose your housing while waiting for new launch TOP.
What if I’m not married?
Single buyers cannot claim Married Couple Refund. ABSD is fully payable. Some single upgraders defer purchase until ready to absorb ABSD.
Can I use full CPF for the Pinery downpayment?
Yes, subject to CPF Withdrawal Limit (typically 100% of valuation up to Valuation Limit). Min 5% cash component required.
