Tengah Garden Residences Unit Types 2026 – 1BR, 2+S, 3BR & 4BR Explained

The showflat has three display units. That’s already telling you something.

At TGR, the unit mix is weighted towards families — the 3BR and 4BR Premium units are the star products. If you’re planning to buy a 1-bedroom unit for investment, you’re competing for just 6 available across the whole development.

Full Unit Type Breakdown at Tengah Garden Residences

1 Bedroom (Only 6 Units — All on Level 2)

There are exactly six 1-bedroom units at TGR. They’re on stacks 16, 31, 39, 05, 24, and 56 — and all are on the second floor. That’s it. No other floors, no other stacks.

These will be the most hotly contested units on launch day for investors and young singles buying under the Joint Singles Scheme. The scarcity is by design — ECs are built primarily for families, not investors.

2 Bedroom + Study (70sqm)

The 2+S units at 70sqm are on stacks 04, 55, and 59. At 70sqm (753 sqft), these are compact but functional. The “Study” addition converts to a proper work-from-home space or a child’s bedroom as the family grows.

These are the entry point for couples and smaller families — and at roughly $1.66M, they represent the most accessible price point in the project.

3 Bedroom Premium with Yard (96sqm)

This is TGR’s sweet-spot unit. At 96sqm (1,033 sqft) on stacks 38 and 58, the 3BR Premium comes with a private yard — a feature you rarely see at this price point.

The yard adds usable outdoor space that’s genuinely different from a balcony. Think morning coffee space, children’s play area, or pet zone. For young families upgrading from a 4-room HDB, this unit type hits the right mix of space, functionality, and price at around $2.27M.

4 Bedroom Premium with Yard (117sqm)

The flagship unit. At 117sqm (1,259 sqft) on stacks 06 and 53, the 4BR Premium with Yard gives large families genuine room to breathe. These are the units that most closely rival private condo living in terms of space.

James and his wife Linda have three kids in primary school. They’ve been in a 5-room HDB for nine years and the 4BR with yard is the unit they’re eyeing. “At $2.77M, it’s more than we expected,” James says. “But a comparable private condo would be $3.2M or more.”

He’s not wrong. For a family-sized unit with private outdoor space in a new launch, the 4BR Premium is priced below equivalent private condos in the West.

Which Stacks Are in the Showflat?

The three showflat units are:

• 2BR+S (70sqm) — stacks 04/55/59
• 3BR Premium with Yard (96sqm) — stacks 38/58
• 4BR Premium with Yard (117sqm) — stacks 06/53

Yard Feature — Why It Matters

The private yard is a genuine differentiator for TGR. Most new condo launches offer balconies — which are narrow and often unusable in Singapore’s afternoon heat.

A private yard at ground or lower floors gives you:

• Covered outdoor space that connects to the living area
• Space for a BBQ grill, garden, or children’s play corner
• Better ventilation and natural light for the unit

Not all 3BR and 4BR units will have the yard feature — check the stack guide before committing. The Premium Yard units are on specific stacks.

How to Choose Your Unit Type

• Investing/Joint Singles: 1BR — but be fast, only 6 exist
• Couple or family of 2-3: 2+S or 3BR Premium
• Growing family with 3+ members: 3BR or 4BR Premium with Yard
• Long-term home + investment: 4BR Premium — highest resale liquidity after MOP
