This is the scarcest unit type in Tengah Garden Walk EC — and the most misunderstood.
Why Are There Only 6 One-Bedrooms?
EC developments are designed primarily for families and HDB upgrader couples. HDB mandates that ECs cannot be exclusively small units — the development mix must be family-oriented.
One-bedroom ECs exist to accommodate specific buyer profiles (Joint Singles Scheme, childless couples who genuinely want a smaller space) without compromising the family-first character of the development.
At 620 units total, 6 one-bedrooms = less than 1% of the development. That’s intentionally scarce.
Who Can Buy the 1-Bedroom?
Eligible buyers:
1. Joint Singles Scheme (JSS): Two singles, both 35+, both SC, combined income ≤ $16,000
2. Couples: SC/PR couple where both are first-timers or meet EC eligibility
For JSS buyers, the 43 sqm 1-bedroom is actually a good size for two people who plan to primarily sleep and work from home. The kitchen and living area are shared, and 43 sqm is larger than a typical studio apartment.
Level 2 — Is That a Problem?
All 6 one-bedroom units are on Level 2. Being on Level 2 means:
– Walking distance from the carpark and entrance (low floors are convenient)
– No view to speak of (facing whatever is at ground level)
– Some road or common area noise depending on orientation
– No privacy concern (most blocks have setbacks from boundary fences)
Level 2 is not desirable from a view perspective. But for a 1-bedroom owner who values convenience over vista, it’s fine.
Price and Investment Analysis
At ~$2,200 PSF:
– 43 sqm = estimated $860,000–$950,000
Monthly instalment at $860K (75% loan, 3.5%, 25 years):
– Loan: $645,000
– Monthly payment: ~$3,230/month
– Income needed under MSR 30%: ~$10,767/month
For two JSS applicants earning $5,000–$6,000 each, this is very manageable.
Investment angle: post-MOP, a 1-bedroom EC in a completed Tengah Town with MRT access will be in high demand from young professionals, investors seeking rental yield, and joint singles who want private condo status.
1-bedroom units in private condos near MRT stations command $3,500–$4,500/month rental in mature estates. Tengah might be lower at MOP exit, but the trajectory points upward.
How to Get One: Strategy for April 11
If you want a 1-bedroom unit, you need to be:
1. Fully prepared (IPA, e-application, documents)
2. In the first-timer ballot pool (if both are first-timers)
3. Lucky with the ballot number draw
Being in the queue early helps registration — but the actual ballot order is random. There’s no “first come first served” for EC launches.
If your ballot number is, say, #350, the 6 units will definitely be gone. Have your backup 2+Study option ready.
