When family grows (baby arrives):

– MSR income requirement: ~$14,387/month combined
For a dual-income couple earning $7,000–8,000 each, this is very comfortable. Even a couple with one spouse earning $12,000 and the other $4,000 can manage it with headroom.
The CPF Housing Grant of up to $30,000 reduces the effective price for first-timers. On a $1.15M purchase, $30,000 grant is a 2.6% discount — meaningful.
Is the 2+Study a Good Investment vs 3-Bedroom?
Capital efficiency analysis:
– 2+Study: $1.15M for 70 sqm = $16,429/sqm
– 3-bedroom: $1.5M for 89 sqm = $16,854/sqm
Per sqm, both are similar. The 2+Study doesn’t offer dramatically better value on a PSF basis.
The investment question is about resale market and rental market. After MOP:
– 2+Study resale: demand from couples, JSS buyers, investors
– 3-bedroom resale: demand from families (larger buyer pool)
3-bedrooms have a larger resale buyer pool post-MOP. If investment optimisation is your primary goal, the 3-bedroom is often the better choice if you can afford the monthly payments.
But if you genuinely only need 2 bedrooms and the savings in monthly payments (>$1,500/month difference) matter to your lifestyle, the 2+Study makes sense for what it is.
