But compared to the closest private condo equivalent — a 4-bedroom at Parc Clematis (~$2.2M, smaller) or a Jurong West new launch (if any existed at this size) — the math holds up. Let’s examine.

Wait — the EC income ceiling is $16,000. How can you buy a $2.77M unit if your income limit is $16,000 and MSR requires $36,667?
The answer: the MSR is a financial rule for banks (your payment can’t exceed 30% of income), not an EC eligibility rule. HDB only checks that your income is below $16,000 at application time. The bank’s MSR check is separate.
