Late night F&B: Tengah in 2030 won’t have 24-hour kopitiam options in the estate. You drive out for supper. A 10-minute drive to Bukit Batok’s late-night hawker options is the reality.

The payoff: You’re not living next to a busy road. Your children have 20km of cycling paths accessible from your doorstep. Your morning jog is along a waterway. These things matter — they’re not visible in a spreadsheet.
