Bishan (15 min to Raffles Place via MRT) trades at $1,400–1,700 PSF for non-landed private condos. Pasir Ris (35 min) trades at $1,100–1,400 PSF. The commute premium is approximately 15–25%.
For JLD: as the second CBD matures, properties within 15 minutes of JLD should see a similar premium. Currently, west Singapore properties trade at a discount to CBD-adjacent properties because JLD is still under development. That discount is expected to narrow through the 2030s.
TGR EC buyers in 2026 are buying before the full JLD premium is priced in.
