Victoria had watched her friend’s EC launch experience from the sideline two years ago: frantic texting during ballot, a panicked huddle over the floor plan, the wrong unit booked in the rush. She did her research before this launch. She got what she wanted.
Before Launch Day (Do These Now)
- Register with the developer’s sales team — confirms your slot and may influence ballot sequence. Contact Alvin at +65 8488 8648 for registration.
- Get your IPA — bank In-Principle Approval confirming loan amount. Required at booking.
- Prepare your 5% booking cheque — cashier’s order or bank draft in favour of the developer. Amount: 5% of your target unit price.
- Complete HDB eligibility check — Singpass MyInfo verification. Do this 2 weeks before launch, not on launch day.
- Study the floor plan and stack chart — know your preferred units by stack number and floor before you walk in.
Launch Day Logistics
Arrive early. VVIP Previews in Singapore typically start at 10am–11am. Serious buyers arrive by 9am. First in line gets the most comfortable selection experience — not because it changes your ballot number, but because it gives you time to review remaining available units before deciding.
Bring these documents:
- NRIC (all co-applicants)
- HDB eligibility letter or Singpass access for live check
- Bank IPA letter
- 5% booking cheque (cashier’s order)
- Marriage certificate (if applicable)
The Ballot Process
For popular EC launches, a ballot is conducted to determine selection order. Early ballot numbers pick first. Your ballot number is typically tied to your registration sequence (another reason to register early).
When your number is called:
- Confirm your top-choice unit is still available from the availability board
- If yes: immediately confirm the unit with the sales team and sign the OTP
- If not: activate your secondary preference — don’t deliberate for more than 2 minutes on alternatives
Decision Framework: Your Unit Hierarchy
Prepare a ranked list before launch day:
- First choice: specific stack + floor + unit type (e.g., Stack 5, Level 12, 3-bedroom)
- Acceptable alternatives: same type, different floor OR same floor, adjacent stack
- Minimum acceptable: any unit of your target type that meets view and orientation criteria
- Walk away condition: if only road-facing low-floor units remain in your type, consider whether to proceed
After Launch Day: Next Steps
After signing the OTP:
- Engage a solicitor within 1 week
- Lock in your bank mortgage rate (converted from IPA to actual application)
- Begin planning renovation (contractor research can start early)
- Note the SPA signing deadline (typically 3 weeks from OTP)
One Final Tip
Don’t decide on launch day what you haven’t decided before launch day. All unit deliberation, financial discussion, and preference ranking should be completed before April 11. On the day itself, you execute — you don’t evaluate.
