Road Noise from Tengah Garden Avenue
Tengah Garden Walk EC fronts Tengah Garden Avenue — a main arterial road within the new town. Lower floor units (levels 2–7) facing the road will experience traffic noise during morning and evening peak hours. The road carries bus services, delivery vehicles, and resident traffic.
Tengah Town’s car-free vision is for the town centre — not every road. Tengah Garden Avenue is a normal road.
Mitigation: Units on floors 8 and above are generally above the worst road noise. Double-glazed windows (check the development spec) significantly reduce penetration. The EC’s external corridor design may also provide an acoustic buffer for interior units.
Pool and Recreation Noise
Pool-facing units will hear recreational noise — splashing, children playing, weekend gatherings at BBQ areas. This peaks between 10am–8pm on weekends. Pool noise is typically considered pleasant by most residents but can be intrusive if your unit is directly above the pool deck on a low floor.
Units with pool views on floors 5 and above are generally at a comfortable distance. Level 2–3 pool-facing units are immediately adjacent.
Lift Lobby and Corridor Noise
Units directly adjacent to the lift lobby may experience more corridor noise — residents arriving, kids in hallways, delivery riders. End units further from the lift core are generally quieter.
Forest-Facing Units: The Quiet Premium
Stacks facing the forest corridor or Tengah Park benefit from a natural sound buffer. Trees absorb sound; there’s no residential activity in the forest. These stacks offer the quietest environment within the development — and the most valued views.
The premium for forest-facing units is worth it for noise-sensitive buyers.

- Forest-facing stacks on mid-to-high floors (quietest + premium views)
- Waterway-facing stacks on mid floors (natural sound environment)
- Internal garden-facing stacks (no external road noise)
- Road-facing stacks on floors 8+ (acceptable noise with double glazing)
- Road-facing stacks on floors 2–7 (most affected by traffic)
Noise Assessment at the Showflat
At the showflat, ask the sales team specifically about:
- Window glazing specification (U-value and STC rating for acoustic performance)
- Which stacks face the road directly vs setback
- Location of mechanical plant rooms (can generate low-frequency hum)
