The Complete Tengah Garden Walk EC Timeline
April 11, 2026 — VVIP Preview (Launch Day)
Showflat opens. Ballot conducted. Units selected. OTP signed by selected buyers. 5% booking fee payable in cash.
May–June 2026 — Sale and Purchase Agreement
SPA signed within 8 weeks of OTP exercise. Additional 15% (cash or CPF) payable. BSD payable within 14 days of SPA. Buyer’s legal team engaged.
Q3 2026 — Construction Begins
Foundation works commence. First progressive payment milestone triggered (foundation completion).
2026–2029 — Construction Period
Progressive payments triggered at each milestone. Approximately 8–10 payment stages. Buyers service interest-only on drawn-down loan amount. You continue living in your existing HDB or rental property.
Q4 2027 — JRL MRT Opens
Jurong Region Line fully operational. Tengah Plantation MRT station (near Tengah Garden Walk EC) opens. Commute profile of Tengah Town transforms.
2028 — Tengah Town Centre Development
Hawker centre, polyclinic, community club, and retail begin phased opening in Tengah. Town starts to feel like a functioning community.
Q3–Q4 2029 — Estimated TOP
Building and Construction Authority issues Temporary Occupation Permit. Final progressive payment milestone triggered. Legal completion and title transfer. Developer notifies buyers for key collection scheduling.
Late 2029 — Key Collection and Renovation
Defect inspection conducted. Keys collected. MOP clock starts. Renovation period: typically 2–4 months for full fit-out. Most residents move in by late 2029 / early 2030.
2030 — HDB Sale Deadline for Upgraders
Buyers who also own an HDB flat must sell within 6 months of TOP. Deadline approximately Q1–Q2 2030 for TOP in Q3–Q4 2029.
2030–2034 — MOP Period
Residents live in the unit. Cannot sell. Can rent individual rooms. Can renovate freely. Watch Tengah Town mature around you.
2034 — MOP Ends
Unit can be sold to any SC or PR. Can rent out entire unit. Resale market opens for Tengah Garden Walk EC. First resale transactions expected to be closely watched market indicators.
2039 — Full Privatisation
10 years after TOP. EC fully privatises as private condominium. Foreign buyers eligible. En-bloc potential begins. No further HDB restrictions on ownership, sale, or rental.
