Here’s what most buyers don’t realise: using a buyer’s agent for a new EC launch doesn’t cost you anything extra. The developer pays the agent commission.
But that doesn’t mean all agents add equal value. Here’s the honest breakdown.
What the Developer’s Agent Does
At the sales gallery on April 11, you’ll interact with the developer’s in-house sales team. They will:
– Register you and check your documents
– Present available units from the developer’s system
– Calculate the price and assist you with booking forms
– Collect your booking fee and issue the OTP
What the developer’s agent will NOT do:
– Advise you on which unit is the best investment for your specific profile
– Calculate your ABSD exposure honestly
– Tell you if a competitor’s project might suit you better
– Help you plan your HDB sale sequence
– Assist with IPA or bank selection
– Advocate for your interests over the developer’s interests
The developer’s agent works for the developer. They want to sell units.
What a Good Buyer’s Agent Does
A buyer’s agent who knows TGR EC and your financial situation will:
Before launch:
– Confirm your eligibility (income, citizenship, property history)
– Assist with HDB InfoWEB application
– Help you get the best IPA (which bank, what rate, what quantum)
– Advise on which unit type and stack suits your goals
– Run total cost of ownership: down payment, BSD, loan, maintenance, renovation
– Discuss your HDB sale plan and timeline
On launch day:
– Attend with you (or brief you thoroughly if you go alone)
– Advise in real-time when units appear on the system
– Help you make fast decisions without hesitation
– Navigate any issues with documents or eligibility checks
After booking:
– Assist with OTP exercise and S&P signing
– Recommend conveyancing lawyers (panel)
– Advise on loan finalisation
– Support your HDB sale preparation
Ongoing:
– Monitor construction
– Advise on renovation contractors
– Support with defect submission at key collection
Cost: Do You Pay the Agent?
For new EC launches, buyer’s agent fees are paid by the developer as commission. You pay the purchase price — nothing extra.
When you walk in without a buyer’s agent, the developer pays their own sales staff the commission instead. You don’t save money — the commission goes to someone either way.
When Should You Use a Buyer’s Agent?
Use a buyer’s agent if:
– You’re a first-timer and don’t know the EC process
– Your financial situation is complex (variable income, SC + PR couple, second-timer with resale levy)
– You want objective advice on unit selection and investment merit
– You want support beyond launch day (HDB sale, renovation, etc.)
You might not need one if:
– You’ve bought an EC before and know the process well
– Your finances are straightforward and you’ve already sorted IPA
– You’re comfortable researching and deciding independently
But “not needing” one is different from it costing you something. Since buyer’s agents are free for EC purchases, there’s little downside to using a good one.
