SC (Second Property — already owns private property):

Total stamp duty = $46,600 + $310,000 = $356,600
PR (First Private Property):
ABSD = 5% × $1,550,000 = $77,500

PR (Second Property):

Paying Stamp Duty: Timeline and Method
BSD and ABSD must be paid within 14 days of exercising the Option to Purchase (signing the S&P Agreement). You exercise the OTP within 3 weeks of the booking date — so stamp duty is due approximately 3–5 weeks after April 11.

BSD can be funded by CPF OA. If you’re using CPF for stamp duty, ensure your OA balance is sufficient.
Additional Government Charges
Beyond stamp duty, budget for:
– Legal fees (conveyancing): $2,500–4,500
– Loan processing fee: $500–1,500 (varies by bank)
– Resale levy (second-timers): $15,000–55,000
– Valuation fee: ~$500 (usually waived for new launch)

Can I Claim BSD Remission?
There is no BSD remission for residential property in Singapore since 2018. All buyers pay full BSD.
