In a 20+ storey condo, floor choice matters — but not as much as stack orientation. Here’s the realistic analysis.

What High Floors Give You at TGR EC
View: Tengah Town is low-rise (most HDB blocks are 12–20 storeys). From Level 15+ in the EC, you’ll see above or at the same height as surrounding blocks — views of Tengah’s forest corridor, the Central Park, and the waterway. On a clear day, distant views of Jurong.
Noise: Ground-level noise (traffic, bin lorries, playground sounds) diminishes significantly above Level 10. High floors at EC blocks are notably quieter for sleeping and working from home.
Airflow: Higher floors tend to have better natural ventilation — important in Singapore’s humidity. Less reliance on air-conditioning at night.
Privacy: High floors are less exposed to neighbouring developments or pedestrian sightlines.
What Low Floors Give You
Lower price: $30,000–60,000 savings vs high floor equivalent.
Lift convenience: Low floor residents spend less time waiting for lifts in a busy morning rush. Level 3 means 3 flights of stairs if lift is engaged — useful with baby prams.
Pool deck access: Level 1–2 decks are typically close to pool and facilities. Families with toddlers who visit the pool daily appreciate proximity.
No high-floor anxiety: Some buyers genuinely don’t like heights or the feeling of being in a tall building during storms or lightning.
The Sweet Spot: Mid-Floor (Level 8–15)
Most rational buyers at EC launches cluster in the Level 8–15 range. Why?
– Views improve significantly from Level 8 upwards (above most HDB blocks’ immediate eyeline)
– Noise reduction is effective at Level 8+ (most ground noise doesn’t carry this high)
– Price premium is moderate ($20,000–40,000 over Level 3–5 equivalent)
– Not so high that construction delays or lift issues are major concerns
Level 8–12 is typically the price-to-value sweet spot.
Resale Impact
Post-MOP resale buyers for TGR EC will likely pay a premium for high floors with waterway/park views. This is supported by Singapore resale data — high floor units with views consistently achieve 3–8% premium over comparable low floor units.
On a $2M+ 2034 resale, a 5% high-floor premium = $100,000. If you bought the high floor at a $60,000 premium in 2026, the investment case is positive.
But this assumes views are preserved. If Tengah develops more tall blocks that obstruct views in the 8-year hold period, the view premium erodes.
