“How long does it take to get to the CBD?” That’s the first question every West Singapore buyer asks. For Tengah Garden Walk EC, the answer is changing — thanks to the Jurong Region Line.
MRT: Jurong Region Line (JRL)
The Jurong Region Line is the most transformative infrastructure development for Tengah Town. When fully operational (2027), it connects Tengah to:
- Tengah Plantation MRT — the nearest JRL station to Tengah Garden Walk EC (approximately 8–12 minutes walk)
- Jurong East MRT (interchange) — via 3–4 JRL stops. Jurong East connects to the East-West Line (EWL) and eventually the High Speed Rail terminus
- Choa Chu Kang MRT (interchange) — North-South Line access, connecting to Woodlands, Yishun, and Orchard
- Boon Lay MRT — EWL western terminus with major bus interchange
CBD commute estimate (Raffles Place) from Tengah Garden Walk EC via JRL: approximately 45–55 minutes door-to-door. Longer than CCR/RCR locations, but comparable to other West Singapore estates.
Expressway Access by Car
Bukit Timah Expressway (BKE) — accessible within 5–8 minutes from Tengah. Connects to CTE (Central Expressway) and PIE.
Pan Island Expressway (PIE) — Singapore’s main east-west expressway. Accessible via Jalan Bahar or Brickland Road. CBD to Tengah: approximately 25–35 minutes off-peak, 40–55 minutes during morning peak.
Kranji Expressway (KJE) — connects to Woodlands Checkpoint for JB commuters. Approximately 20 minutes from Tengah.
Bus Services
Current bus services in the Tengah area are still limited given the town’s early development phase. As the resident population grows, SBS Transit and SMRT will add frequency and new routes. The nearest major bus interchanges are:
- Bukit Panjang Bus Interchange (20–25 minutes by bus)
- Choa Chu Kang Bus Interchange (via Pioneer Road)
- Jurong East Bus Interchange (via JRL from 2027)
Cycling Infrastructure
Tengah Town is Singapore’s most cycling-friendly new town. The car-free civic corridor creates a 5km cycling spine through the town centre. Residents can cycle to the JRL station, community facilities, and neighbouring HDB blocks safely — without crossing major roads.
For buyers who cycle to work or for exercise, Tengah’s cycling infrastructure is genuinely superior to any other Singapore town under development.
Tengah’s Connectivity in 2029 vs Today
By the time Tengah Garden Walk EC reaches TOP (2029), the connectivity picture will look significantly better than it does in 2026. The JRL will be 2 years operational, Tengah Town bus services will be established, and the cycling network will be more complete.
Buyers evaluating Tengah should assess 2029 connectivity — not today’s — when making their decision.
